About the RoleAs Head of Property Operations, you will be responsible for the strategic oversight, optimisation, and day-to-day leadership of our property assets, including the equipment, fleet vehicles and environments, as well as overseeing the organisation's Workplace Health and Safety Management. You’ll ensure assets are operating efficiently, compliantly, and profitably while delivering an outstanding experience for employees, customers, stakeholders, and partners, acting as the primary advisor to the Leadership team on property-related risk and maintenance requirements.   

This is a senior leadership role that requires commercial acumen, operational expertise, and the ability to inspire high-performing teams, with operational health and safety at the forefront.

Key Responsibilities

• Strategic Leadership: Develop and implement a property & facilities strategy aligned with the organisational growth plan, overall business objectives, and effective change management practices.  Develop and execute long-term property plans, including acquisitions, lease negotiations, and site divestments.
• Financial Stewardship & CAPEX Management: Oversee the Multi-Year Capital Expenditure (CAPEX) budget, prioritising major upgrades, refurbishments, and life-cycle replacements to ensure long-term site viability.
• Budgetary Control: Develop and manage annual operating budgets (OPEX) and labour costs; perform rigorous re-forecasting and variance analysis to maintain strict fiscal discipline.
• Strategic Funding: Partner with the Grants Manager to secure external funding and grant opportunities, directly enhancing site capabilities and project delivery.
• Asset Lifecycle Management: Establish comprehensive preventative maintenance frameworks for plant, equipment, and engineering services to maximise reliability, compliance, and cost-efficiency.
• Infrastructure & Estate Oversight: Direct the maintenance and optimisation of all site infrastructure—including utilities (electrical, sewer, water), civil works (roads, paths), and landscaping—to ensure a premium operational environment.
• Sustainability Leadership: Drive the organisation’s "Green" initiatives, focusing on carbon neutrality, energy efficiency, and waste reduction.
• Compliance, Governance and Risk: Ensure the organisation meets all statutory requirements, is legally compliant, ethical and effective in meeting commitments. Including, implementing and maintaining the organisation’s WHS Management System 
• Project Management: Oversee project scoping, budgeting, procurement, contract management and stakeholder consultation for capital projects. Ensure projects are delivered on time, within budget and in compliance with regulatory requirements. Manage external contractors and consultants. Embed animal welfare design principles and operational efficiency into all developments.
• Facilities Compliance & Infrastructure: Manage and control the overall planning and coordination of all building inspections, quality assurance and maintenance programs and building projects to ensure the building and associated componentry are in good working order, meet the business needs and are compliant with local Council, Work Health and Safety, Environmental and Building and Fire legislation and Australian Standards. 

Requirements to be successful in this role:

• Trade Qualification - Engineering qualification or similar
• 3-5 years in a similar role with proven experience as a Chief Engineer/Facilities/Maintenance Manager in a multi-site organisation (desirable)
• Excellent organisational and time management skills, along with the capacity to work both independently and within a team to achieve organisational goals 
• Workplace Health and Safety Qualification or equivalent experience 
• Project management: experienced in delivering large capital projects on time and within budget
• Planning: effective workload prioritisation, productivity, on-time attendance and formal response periods
• Proven ability to develop and deliver strategic property and asset plans aligned to organisational objectives
• Strong expertise in lease negotiations, contract management, commercial transactions, and fleet procurement
• Demonstrated financial acumen, including budget management, commercial performance, governance, risk, and compliance oversight
• Exceptional leadership, communication, and stakeholder engagement skills, with the ability to set long-term vision and drive organisational performance
• Successful police clearance and BlueCard holder, or willingness to obtain
